Foreigners interested in buying homes in Spain tend to do so in coastal areas or large urban areas. However, according to a study conducted by Idealista, there are foreigners who choose to buy homes in Spain in small towns near the coast but away from the bustling noise of sun and beach tourism.
The real estate web of Idealista has published a report, based on its website visits, with the 25 Spanish towns searched by people from other countries who want to settle in Spain. Three towns in Alicante top the list and British, German and Dutch profiles are the main searchers.
In the sale and purchase of homes in Spain in 2021, foreign citizens accounted for 17% of the 655,500 units sold, according to data from the General Council of Notaries. According to this source, despite not yet being at the levels prior to the coronavirus pandemic, the purchase of houses by foreigners has never before been so high.
The higher foreign transactions so far had been more than 103.600 in 2018, which was surpassed in 2021 with 111.743 deals. Of this total, resident-foreigners account for the largest share, with more than 66.600 of the contracts. Non-residents round out the remaining 45.100 homes purchased.
According to the notaries' data, among foreign-residents, Romanian and Moroccan nationalities are the most prominent in most of the autonomous communities. Although in the Valencian Community the British predominate, in the Balearic Islands the Germans and, in the Canary Islands, the Italians. Among non-residents, the British and French lead the list in almost all regions, followed by Germans, Belgians and Americans.
Although those who come to Spain in search of a home try to stay away from the overcrowded areas of sun and beach tourism, they still prefer to locate in coastal Mediterranean areas with sunny climates.
In terms of destinations, during the last part of 2021, the search from abroad on the Idealista website has been very high in small towns. Citizens who wish to come to Spain opt for municipalities, some of which do not even have 5.000 inhabitants, which do not have a direct coastline but are located in the vicinity of large tourist areas such as Benidorm. In most cases, single-family homes are offered for between 300.000 and 500.000 euros on average.
